THIS IS ONLY GOING TO BE THE SITE PLAN FOR THE GROCERY STORE LOT, BUT THEY ARE SHOWING THE INFRASTRUCTURE AND THE ACCESS DRIVES FOR THE ADJACENT PADS. THINK OF THEM AS COMMERCIAL PAD LOTS, BUT THOSE COMMERCIAL PAD LOTS ARE GOING TO REQUIRE THEIR OWN INDIVIDUAL SITE PLANS ONCE THEY GET DEVELOPED. AND SO THESE ARE THIS GENERALLY SHOWS THE PARKING AREAS AND THEIR ACCESS. THE PLAT FOR THIS DEVELOPMENT WAS ALSO ON THE CONSENT AGENDA. AND THESE ARE THE ELEVATIONS THE PLAN DEVELOPMENT THAT THEY HAVE ALLOWED FOR 15% LANDSCAPING. AND THAT'S WHAT THEY'RE PROVIDING. AND THAT'S ONLY FOR THIS LOT THAT HAS THE LARGER GROCERY STORE SITE. AND. SO. THE REASON THAT THAT STAFF'S RECOMMENDING A CONDITIONAL APPROVAL FOR THE SITE PLAN IS JUST DUE TO THE ELEVATIONS OF THE RETAIL SHELL BUILDING. AT THIS POINT, THE DEVELOPER HAS TWO SCHEMES THAT THEY'RE STILL TRYING TO DECIDE WHAT THEY'RE GOING TO PICK AND STAFF. AND TYPICALLY THE CITY LIKES TO HAVE A BETTER IDEA OF WHICH ONE IT'S GOING TO BE AT THIS POINT, BUT WE'RE ALLOWING THEM TO DO A STAFF APPROVAL ONCE THEY'VE DECIDED, SINCE WE'VE SEEN THESE CONCEPTUAL PLANS, THEY ARE IN LINE WITH WHAT THE CITY WOULD REQUIRE WITH OUR ARCHITECTURAL STANDARDS. SO JUST TO GIVE YOU AN IDEA, THEY HAD TWO OPTIONS FOR THOSE PLANS. AND AT THIS POINT IT'S SHELL SPACE. THEY DON'T KNOW WHO THE TENANT WOULD BE FOR THE RETAIL BUILDINGS. IF YOU TURN ON YOUR MIC.
