CONSIDER AND ACT UPON A RECOMMENDATION TO THE CITY COUNCIL REGARDING THE PRELIMINARY PLAT OF COUNTRY CLUB ESTATES, CREATING 173 173 RESIDENTIAL LOTS AND SEVEN HOA LOTS ON 59.755 ACRES, GENERALLY LOCATED AT 1755 FM 1378 AND 1813 AND 2241 MCMILLAN ROAD. MISTER MOLINA. GOOD EVENING. OUR FIRST ITEM ON THE AGENDA IS THE PRELIMINARY PLAT FOR COUNTRY CLUB ESTATES. THE MAIN REASON THIS PLAT IS ON THE REGULAR AGENDA AS A CONDITIONAL APPROVAL RECOMMENDATION, WAS BECAUSE AT THE TIME THE PACKET WAS POSTED, WE DIDN'T HAVE THE TRAFFIC IMPACT ANALYSIS, BUT WE HAVE RECEIVED IT AS AS OF YESTERDAY AND IT'S IN THE PROCESS OF BEING REVIEWED WITH OUR THIRD PARTY CONSULTANT, BIRKOFF HENDRICKS AND CARTER. AND THAT WAS ONE OF THE MAIN REASONS IT NEEDED THAT CONDITIONAL APPROVAL, AS THE SUBDIVISION REGULATIONS REQUIRES THAT THE TO BE SUBMITTED. I CAN LET YOU ALL KNOW THAT THERE IS ONE CHANGE FROM THE PLAT. THE PROJECT YOU ALL SAW HAD 181 LOTS. THIS ACTUALLY HAS A REDUCTION TO 173, AND THAT'S MOSTLY BECAUSE OF THE DETENTION AREA THAT THEY HAVE ON THE SOUTH SIDE. SO JUST TO GIVE YOU AN IDEA OF SOMETIMES HOW THE CHANGES HAPPEN BECAUSE OF WHEN ADDITIONAL RESEARCH IS DONE THAT YOU LOSE LOTS AND THINGS LIKE THAT. SO THE ZONING WAS APPROVED FOR THE ITEM. AND AS PRESENTED, THE PROJECT IS IN COMPLIANCE WITH SUBDIVISION REQUIREMENTS. SO. ANY IDEA HOW THE T LOOKS? I LOOKED AT IT TODAY SO YOU MIGHT HAVE AN IDEA. YES. ENGINEERING DEVELOPMENT MANAGER I JUST REVIEWED THE IDEA AND TO SUMMARIZE, THEY HAVE NO PLANNED RIGHT TURN LANE INTO THE PROPERTY FROM COUNTRY CLUB ROAD. AS YOU KNOW, MCMILLAN ROAD IS UNDER CONSTRUCTION. IT'S TEMPORARILY WHENEVER IT'S IT IS CONSTRUCTED, IT WILL BE A FOUR LANE DIVIDED ROADWAY. COUNTRY CLUB ROAD IS THE HIGHEST ROAD CLASSIFICATION WE HAVE IN WYLIE. SIX LANE DIVIDED ROADWAY. AND SO MCMILLAN WILL BE A FOUR LANE DIVIDED ROADWAY ALSO. BUT BASED ON LIKE LIKE KEVIN MENTIONED, WE'LL HAVE IT REVIEWED BY BIRKHOFF, HENDRICK AND CARTER. BUT TO VERIFY THAT THE TRIP

SO BECAUSE EVEN AFTER EVEN IF THE PLAT IS IT GOES WHEN IT GOES TO COUNCIL FOR APPROVAL, IT STILL HAS TO BE SIGNED. AND THAT WON'T BE SIGNED UNTIL WE GET THE FINAL RESULTS FROM THE. CAN.
