Property located at 902 W FM 544. (ZC 2024-03). ]

AGENDA. ITEM NUMBER ONE. HOLD A PUBLIC HEARING. CONSIDER AND ACT UPON A RECOMMENDATION TO CITY COUNCIL REGARDING THE WRITING OF AN ORDINANCE FOR A CHANGE IN ZONING FOR COMMERCIAL CORRIDOR CC TO COMMERCIAL CORRIDOR SPECIAL USE PERMIT. CC SUP ON 1.483 ACRES TO ALLOW FOR A DRIVE THRU RESTAURANT USE. PROPERTY LOCATED AT 902 WEST FM 544 ZC 2020 4-03. YES, THE APPLICANT IS REQUESTING A SPECIAL USE PERMIT FOR A DRIVE THRU RESTAURANT. THEY'RE ACTUALLY WANTING TO DEVELOP A TEN ZERO ZERO ZERO SQUARE FOOT BUILDING. THAT'S A MULTI-TENANT BUILDING, AND ONE OF THOSE USES IS GOING TO HAVE THE DRIVE THRU RESTAURANT. THIS REQUEST IS ALSO GOING TO BE THE SITE PLAN APPROVAL REQUEST. THERE'S A 24 FOOT FIRE LANE THAT LOOPS AROUND THE SITE. THEY ARE PROVIDING A LOADING SPACE FOR LIKE UPS AND FEDEX TRUCKS, ONE OF THE CONDITIONS WITHIN THE SUP ALLOWS FOR 19% LANDSCAPING IN LIEU OF THE 20% THAT'S TYPICALLY REQUIRED. AND THAT WAS MOSTLY TO PRESERVE THE PARKING FOR THE SITE SINCE IT'S A MULTI-TENANT BUILDING AND WE DON'T KNOW THE TENANTS AT THIS POINT, WE KIND OF WANTED TO PRIORITIZE THE PARKING OVER THE LANDSCAPING.

THE BUILDING IS COMPRISED OF BRICK, STONE VENEER, AND STUCCO AND THERE'S AWNINGS AT ALL THE ENTRANCES. AND WE DID MAIL 13 NOTICES AND WE DIDN'T RECEIVE ANY, ANY IN RESPONSE IN FAVOR OR IN OPPOSITION. WITH THAT, I'LL BE HAPPY TO ANSWER ANY QUESTION.
