GOOD EVENING. THE APPLICANT IS REQUESTING TO REZONE APPROXIMATELY 25 ACRES THAT IS CURRENTLY ZONED AGRICULTURAL TO A PLANNED DEVELOPMENT TO HAVE SINGLE FAMILY HOMES, TOWNHOMES AND COMMERCIAL DEVELOPMENT.

SOME OF YOU IN THE COMMISSION HAVE SEEN A SIMILAR DESIGN IN THE PAST.

THE DEVELOPER HAS LISTENED TO THE NEARBY CITIZEN AND CITY COUNCIL'S COMMENTS AND HAS MADE CHANGES WITH THIS PROPOSAL.

AND I'LL LIST THE CHANGES THAT WERE MADE.

SO ALL OF THE SINGLE FAMILY HOMES ARE GOING TO BE REQUIRED TO MATCH THE ZONING ORDINANCE REQUIREMENTS AND ARCHITECTURAL STANDARDS AS WELL, INCLUDING ROOF SLOPE AND THE EXTERIOR DESIGN.

THERE IS AN EMERGENCY ACCESS, AND THAT WILL SERVE AS THE SECONDARY ACCESS POINT TO THE SITE TO WASHINGTON PLACE, SO THAT'S ONLY FOR EMERGENCY ACCESS. AND LAST COMMERCIAL DEVELOPMENT IS SHOWN HERE.

COMPARED TO THE PREVIOUS PLANS, IT'S ACTUALLY IT WENT FROM 23,000 OR 26,292FT² TO 23,800. SO THAT'S FROM FOUR ACRES TO 2.7 ACRES OF COMMERCIAL DEVELOPMENT.

AND THEN THEY ARE ALSO REQUESTING FOR A FRONT SETBACK FOR THE TOWNHOMES FIVE FEET, BECAUSE THEY'RE WANTING A BROWN A BROWNSTONE, BROWNSTONE STYLE NEIGHBORHOOD WITH ALLEY ACCESS ON THE BACK THAT WILL ALSO SERVE AS A FIRE LANE.

AND THE SINGLE FAMILY UNITS, THEY'RE PROPOSING 50 UNITS FOR THE TOWNHOMES.

IT'S 32. AND AS I STATED, IT'S 23,800 FOR THE COMMERCIAL SPACE.

THEY ARE ALSO PROVIDING A PARK ALONG THE FRONTAGE.

THIS PARK IS GOING TO BE REQUIRED TO BE FENCED IN WITH AN EIGHT FOOT TALL WROUGHT IRON FENCE WITH BRICK BRICK COLUMNS.

WE DID MAIL OUT 41 NOTICES AND WE RECEIVED FIVE RESPONSES WITHIN THE NOTIFICATION AREA.

MEET THE NEEDS OF THE CITY OF WYLIE AND THE COMMUNITY AS WELL.

ALONG WITH THE PARK THAT WE'VE SUGGESTED, WE'VE MADE A LITTLE BIGGER.

WE'VE ALSO PUT A CLUBHOUSE ALONG WITH PARKING FOR THE PARK.

THE PARK IS NOT JUST ACCESSIBLE FOR.

THIS COMMUNITY, BUT THE SURROUNDING COMMUNITY AS WELL.

THAT'S WHY WE ADDED MORE OF THAT AND TOOK LESS OF THE COMMERCIAL.

WE TOOK THE COMMERCIAL AWAY FOR THAT.

TRY TO MAKE IT A LITTLE MORE ATTRACTIVE, A LITTLE MORE GREEN SPACE ON THERE.

I WILL BE THE ARCHITECT THROUGHOUT THE CONSTRUCTION.

WE'VE ALREADY, I BELIEVE, ON THIS SLIDE, THEY'VE INCORPORATED THE CIVIL ENGINEER AND HIS DRAINAGE PROPOSAL, ALONG WITH ACCESS FOR THE FIRE.

THE AGAIN, THE FIRE EXIT TO THE NEXT COMMUNITY IS ONLY GOING TO BE REMOTELY CONTROLLED OR KEYED, DEPENDING ON HOW THE CITY IS GOING TO REQUIRE THAT EACH CITY IS A LITTLE DIFFERENT ON THAT. WE GOT ALL THE TRAFFIC DENSITY, WE'VE GOT ALL THE PARKING, THE HOURS AND SO FORTH.

IT'S ON THERE FOR EVERYBODY.

I BELIEVE NOW, IN LINE WITH WHAT THE CITY WANTS.

CRIME. MOST OF THESE HOMES WERE GOING TO BE STARTING AROUND 500.

600,000 IS WHAT THE DEVELOPER LIKE TO DO.

SO I WOULD HOPE WITH THAT TYPE OF COMMUNITY WAS GOING TO BE MORE EYES AND EARS, LESS CRIME.

SO I THINK THAT'S GOING TO HELP.

BUT CRIMES IN EVERY CITY AND WHO KNOWS WHERE IT'S GOING TO HIT AND, AND SO BUT WE'RE DOING EVERYTHING WE CAN FROM THAT STANDPOINT.

FOR THAT, TOWNHOMES ARE GOING TO BE A MINIMUM OF 3 TO 4 BEDROOMS. COMMERCIAL. WE HAVEN'T REALLY DETERMINED WHAT THOSE ARE GOING TO BE.

EXACTLY. THAT'S GOING TO BE DOWN THE ROAD.

WE'RE GOING TO TRY TO PLAN ON STARTING EVERYTHING AT THE SAME TIME.

THAT'S THE GOAL. ONCE WE HIRE THE BUILDER, WE'RE GOING TO START THE COMMERCIAL, THE TOWNHOMES AND THE RESIDENTIAL.

THE RESIDENTIAL IS GOING TO PROBABLY BE A LITTLE BIT SLOWER, BECAUSE THAT'S GOING TO BE BASED ON PEOPLE WHO'S GOING TO BUY THE LOTS AND HOW QUICKLY THEY WANT TO START BUILDING.

THE DEVELOPER HAS SAID THAT HE WANTS TO AT LEAST PUT UP 3 TO 4 SPECS FIRST TO GET THAT GOING.

AND KEEP THAT GOING FOR THE COMMUNITY.

THE CLUBHOUSE.

LIKE I SAID, WE'RE AT RIGHT NOW.

WE'RE ABOUT 11 TO 1200 SQUARE FOOT FOR THE CLUBHOUSE.

IT'S GOING TO HAVE A RESTROOMS IN IT.

IT WON'T HAVE ANY BREAK ROOM OR COMMON COOKING AREA.

WE WANTED TO KEEP THAT OUT.

WE'VE ALSO ADDED I DON'T BELIEVE IT'S IN THE SCREEN, BUT WE'VE WE'RE GOING TO ADD BACKING UP TO THE ALLEY.

WE'RE GOING TO HAVE A EIGHT FOOT FENCE ALONG WITH TREES THAT WE'RE GOING TO PLANT.

IN THOSE LOTS.

SO TO HELP WITH THE GROWTH AND THE SO, THE NEIGHBORS WON'T BE ABLE TO SEE AS MUCH OVER TIME FOR THE DEVELOPMENT OF THOSE HOMES.

HAS THERE BEEN ANY ACTION ON THE TRAFFIC IMPACT ANALYSIS THAT YOU KNOW OF? NOT THAT I KNOW OF, BUT IF IF IT IS AT PLANNING, IT IS.

IT'S GOING TO HAPPEN WHENEVER THE PRELIMINARY PLAT SUBMITTED.

AND YOU'RE TAKING THAT INTO CONSIDERATION.

AND THEN LATER ON THEY COME BACK AND SAY, HEY, THIS DOESN'T WORK FINANCIALLY.

ALL THE STUFF WE SAID WAS COMMERCIAL.

WE ACTUALLY WANT TO PUT HOMES ON THERE NOW.

AND LIKE I SAID, THAT'S HAPPENED RECENTLY, FAIRLY RECENTLY.

AND SO WOULD YOU BE OPEN TO SOME TYPE OF STIPULATION IN THE.

ACTUAL PD THAT TALKS ABOUT A CERTAIN PERCENTAGE OF HOMES BEING DONE OR A CERTAIN PERCENTAGE OF THE COMMERCIAL, IF NOT ALL OF IT BEING DONE BEFORE FINAL INSPECTION ON THE HOMES. WE DON'T HAVE A PROBLEM WITH THAT.

I WAS TOLD ABOUT THAT BEFORE WE GOT WE BROUGHT, BROUGHT BROUGHT ON.

SO WHAT I MENTIONED TO DEVELOPERS WAS WE'RE GOING TO COME ALONG, WE'RE GOING TO BE WORKING WITH THE BUILDER.

WHAT THEY WERE SAYING IN THAT PLAN WAS HALF OF IT FRONT BEING COMMERCIAL AND HALF BEING RESIDENTIAL.

NOW, I DON'T KNOW IF THAT WOULD REALLY WORK.

WITH WHAT. I THINK FOR THAT TO WORK, YOU'D HAVE TO HAVE PROBABLY MULTIFAMILY IN THE BACK, AND I DON'T I THINK THAT WOULD EVEN BE A YOU'D HAVE A LOT MORE OPPOSITION FOR SOMETHING LIKE THAT. SO I KNOW THERE'S A GIVE AND TAKE THERE, BUT YEAH, TO GO FROM HALF THE LOT BEING DESIGNATED COMMERCIAL TO A FRACTION OF THAT IS IS A CONCERN.

SO AND I HAD A PROPOSAL WITH, WITH MY CLIENTS OF PUTTING TOWNHOMES ON THE BACK.

THEY THOUGHT THAT PROBABLY WASN'T GONNA BE A GOOD IDEA AND TAKE UP PART OF THE COMMERCIAL ON THIS SIDE OF THE OF THE SMALLER BUILDING, YOU KNOW, WRAP IT AROUND A LITTLE BIT.

AGAIN, PARK WAS A BIG ISSUE.

THEY WANT MORE GREEN SPACE.

WE CAN DEFINITELY GIVE UP THE PARK.

PUT A COMMERCIAL THERE. BUT I THINK SOME OF THE RESIDENTS WERE CONCERNED WITH THAT AS WELL.

SO AGAIN, I KNOW MY MY GUYS WANT TO MAKE IT WORK, SO WE'RE WILLING TO, YOU KNOW, AGAIN, WE'VE I'VE DONE PROBABLY 25 DIFFERENT SKETCHES SINCE I'VE BEEN ON BOARD WITH THESE GUYS AND WORKING WITH THE CITY, WORKING WITH JASON.
