DASH 03 TO ALLOW FOR A RETAINING WALL WITHIN THE UTILITY EASEMENT PROPERLY LOCATED AT 1332 LAKE TRAIL COURT AND ITS ZB 20 24-1. KEVIN YES. GOOD EVENING. THE APPLICANT IS REQUESTING A VARIANCE FOR A RETAINING WALL WITHIN A UTILITY EASEMENT. THE PROPERTY IS LOCATED AT 1332 LAKE TRAIL COURT, AND THIS IS A VARIANCE TO THE SUBDIVISION REGULATIONS. UM THE APPLICANT HAS PROVIDED A LETTER AND PICTURE SHOWING, UM, HIS HARDSHIPS ON THE PROPERTY. THE PURPOSE FOR THE RETAINING WALL IS PRIMARILY FOR EROSION CONTROL. AND HE HAS PROVIDED PICTURES. THE RETAINING WALL ITSELF IS GONNA BE AROUND 2 FT.

2 FT IN HEIGHT. UM A LITTLE LESS THAN THAT. AND THEN AFTER THAT, WE'LL HAVE A 6 FT FENCE THAT IT'S GONNA MATCH THE HEIGHT OF THE ADJACENT FENCE THAT'S TOWARDS THE BACK RIGHT THERE.

THIS ONE. WE DID MAIL A 25 PROPERTY OWNERS WITHIN THE. NOTIFICATION AREA, AND THEN WE DID RECEIVE SEVEN IN FAVOR OF THE REQUEST. HERE'S THE MAP, WHICH SHOWS THE PROPERTY OWNERS THAT ARE IN FAVOR. BEAUTIFUL KEEPS BOZEMAN BEAUTIFUL AND PROTECT OUR INVESTMENT. UH, IN OUR HOME. UH, WE HAVE INVESTED SIGNIFICANTLY, UM, OVER THE LAST 3.5 YEARS AND FOUNDATION PEERS.
